Major Works

We understand the importance of ensuring quality is achieved for works or services provided through service charge funds and take seriously the statutory obligations under the Landlord & Tenant Act 1985 (as amended) to ensure they are carried out to the required standard, costs are reasonably incurred, and leaseholders are consulted where relevant.

When planning works or services, we take care to select appropriate contractors/suppliers with the requisite skills and experience, and with suitable levels of insurance. Where relevant, we ensure the works or services are underpinned by appropriate warranties and/or guarantees (including insurance backed guarantees where necessary), and we inspect the works or services to ensure they meet the specification requirements.

Complex or major works or services, which are the subject of leaseholder consultations under Section 20 of the Landlord & Tenant Act, are typically overseen by a qualified surveyor. It is usual for us to administer a retention scheme in which payment of a percentage of the contract sum is withheld pending a satisfactory period of operation or use, to drive the provision of quality into their work.
